At this point you’ve narrowed down your search and have a list of homes that are possibilities in which you’re considering to rent.  So from here the most important process is the initial visit of that home and seeing if it really is everything you wish to have.
 
One thing to make sure you do when visiting the rental home is to inspect, inspect, inspect!  If there is damage you will want to ask the renter that it be fixed so that in the long run it won’t be blamed on you.  These problems should be addressed in the lease, either by the fact that you’re agreeing to live with it or that the landlord has agreed to fix the damage by a certain date.
 
Another thing to keep in mind during your visit to the home is to ask the renter the amenities that are included with the property.  Ask whether the community offers specific features such as a pool, tennis, gym or other facilities.  Knowing just those little things often lead to renters making their final choice in renting.

 
Finalizing the Deal

Now that you’ve inspected everything and have decided this is the home you wish to rent is time to finalize the deal before any other renter’s swap it from you.  At this time a lot of negotiations will take place between the renter the owner of the home.
 
You can often get an owner to lower your rental price of the home by taking on responsibilities around the home.  This will include services provided by you such as cutting the grass, which otherwise would generally be a service the landlord would take care of for an extra fee.
 
After you’ve negotiated that price and it’s where you want it to be, don’t sign anything until you read your lease in detail.  This will include knowing how much notice is required prior to moving out, how large your deposit is, what is required to receive your deposit back in the long run and other provisions.  Also if you’re an individual that likes to make a home truly their own, this would be a good time to ask if you’re allowed to make any cosmetic changes such as painting walls or adding shelving.  Another thing to keep in mind is that if you are interested in purchasing the property down the road, ask if that would be an option available to you.
 
From there if you’re in agreement, with the signing of a few papers and of course rental deposits for the home you’ll be on your way to moving into your new rental home in Canada.
